The Agent You Choose Matters More Than You Think
I learned this the hard way.
For many years, I worked with the same realtor when buying and selling property. At the time, I didn’t question much—I just assumed when things didn’t work out, it was the market… or maybe even us.
I remember thinking:
“Our offers just aren’t strong enough.”
“Maybe we’re asking too much.”
“Maybe this is just how it goes.”
But looking back now, I see a completely different picture.
When Things Don’t Add Up
There were signs.
We weren’t getting properties we should have had a real shot at. Communication felt limited. There were times we didn’t even get into homes we wanted to see.
And then there were situations that didn’t sit right—like open houses being hosted by someone who wasn’t even licensed. At the time, I brushed it off. In the Northwoods, things can feel a little more relaxed… but that doesn’t mean the rules don’t matter.
Because they do.
What I Realized Later
As time went on, I started to understand something that changed everything:
👉 Not all agents work well with other agents.
And that matters more than most people realize.
Real estate isn’t just about putting a sign in the yard or submitting an offer. It’s about relationships, communication, and reputation within the agent community.
If other agents:
- Don’t want to work with your agent
- Struggle to communicate with them
- Can’t get a response in a timely manner
…it can absolutely impact your ability to:
- Get showings scheduled
- Get your offers taken seriously
- Get a deal to the finish line
Communication Is Everything
One of the biggest differences I see now is communication style.
I’m a pick-up-the-phone-and-call kind of person.
Because real conversations:
- Build trust
- Solve problems faster
- Create smoother transactions
When communication is limited to emails only, things get missed. Tone gets lost. Urgency disappears.
And in a competitive market—especially here in the Northwoods—that can cost you opportunities.
Your Agent Represents More Than Just You
Your agent is your advocate—but they’re also your connection to every other agent in the transaction.
That means their:
- Reputation
- Professionalism
- Responsiveness
- Willingness to collaborate
…all directly affect your experience.
What I Want You to Take Away
If you’re buying or selling property, especially in a smaller market like the Northwoods:
👉 Choose an agent who other agents want to work with.
👉 Choose someone who communicates clearly and consistently.
👉 Choose someone who is respected in the local market.
Because it’s not just about getting a deal—it’s about getting the right opportunity in the first place.
Final Thought
Looking back, I don’t think we were losing out because our offers weren’t good enough.
I think we were losing out because of who was representing us.
And that’s a hard realization—but an important one.
